Will I get a mortgage if I have had past
bad credit or credit problems?
Here is the criteria we
are looking for to help people with some past adverse credit.
Missed mortgage payments: None in the past 12 months but we may
consider up to 2 missed in years 2 and 3 and before.
CCJs & Defaults: None in the past 3 years but up to £5000 total in
years 4, 5 and 6
Loans and Credit Card late payments: We will look at occasional
late payments but not in the last 3 months and not on more than 3 accounts. A
good explanation is required.
No credit scoring, No credit application noted on credit file when
providing a decision.
We cannot accept bankruptcy, IVA or debt management plans on this
scheme.
We can look at past bankruptcy and IVA & debt management plans if satisfied for
at least 4 years with no further credit problems on a different scheme.
We can look at other levels of past adverse credit on several different schemes
but at loan to value from 75% down to 50% for the highest levels.

The actual rate you would pay will depend on your circumstances and the property
loan to value

Free advice:
1) Mortgage lenders do not go by the
credit scores you may be given by Experian or Equifax. This is quite misleading.
2) Recent problems such as late payments on even a mobile telephone in
the last 3 months may mean a decline decision from a lender such as Santander,
Halifax or Nationwide. So keep those payments current!
